Recent marketing efforts have centered on themes such as creating the right environment for children and finding a place that feels like home instead of simply promoting project features.
“For us, marketing isn’t about selling homes; it’s about creating cultural relevance. Because when a brand consistently reflects how people aspire to live, it builds far stronger equity than any feature list ever can,” Nair said.
Experience-Based Marketing Gains Importance
Luxury housing marketing is moving from traditional lead generation toward experience-based engagement. Developers are investing in ways that allow buyers to connect with a project before making a purchase decision.

According to Jerath, buyers increasingly consider a developer’s credibility, vision, and ability to deliver premium experiences. Smartworld has strengthened its lifestyle positioning through projects such as Trump Residences Gurgaon and Smartworld Residences by Elie Saab in Noida.
He explained that the company’s marketing approach focuses on selling aspiration and experience rather than only homes.
Suneet Singh, Chief Marketing Officer at Whiteland Corporation, shared a similar view. She said premium buyers increasingly see homes as an extension of their identity.
The company’s positioning around projects such as Westin Residences Gurugram focuses on global design, storytelling, and curated living experiences instead of traditional real estate communication.
Marketing Budgets Shift Toward Brand Building
As luxury housing competition grows, developers are adjusting how they allocate marketing budgets. Earlier campaigns often focused heavily on generating leads and immediate sales. Now, more companies are investing in long-term brand recognition.
Smartworld’s Jerath noted that increased marketing investment is not only about gaining visibility but about creating meaningful differentiation and stronger customer confidence.
He added that branded residences remain an important part of the company’s strategy, supported by experience centers, digital engagement, and customer-focused events.
Whiteland Corporation has also increased investment in experiential marketing. While digital campaigns continue to support awareness, the company is giving more attention to project tours and direct customer interactions.
Singh said immersive experiences allow potential buyers to understand the standards and lifestyle connected with branded residences.
“By investing in these immersive site experiences, we allow potential buyers to explore global branded residences standards while offering a tangible sense of the Whiteland lifestyle,” she said.
Other developers are following similar approaches. Tribeca has increased focus on design showcases, experiential previews, and content-driven digital campaigns designed to improve long-term brand recall.
Century Real Estate has expanded its marketing efforts across premium media, digital platforms, AI and CGI-based creatives, marketing technology, and strategic partnerships, including its association with Bengaluru FC.
Authenticity Becomes Key to Luxury Branding

Marketing experts believe this movement is not only about stronger competition. It also reflects changing expectations among luxury buyers.
Smita Khanna Kithania, Chief Operating Officer at Newton Consulting India, said premium homebuyers are making decisions based on identity, lifestyle, and trust.
“For me, this shift reflects the evolution of the Indian homebuyer rather than just a marketing trend. Today’s premium buyer is not purchasing four walls; they are investing in an identity, a lifestyle and a sense of belonging,” Kithania said.
She added that successful luxury brands require authentic storytelling, transparency, and consistent delivery. According to her, factors such as founder visibility, construction updates, and customer testimonials are playing a bigger role in purchase decisions.
Kithania also pointed out that celebrity partnerships alone cannot create a strong real estate brand. These campaigns work only when supported by quality projects, credibility, and a clear long-term strategy.
With buyers paying closer attention to online reviews, resident experiences, and real-life feedback, authenticity has become more valuable than attractive advertising alone.
Luxury Housing Competition Is Becoming Battle
